7 MUST DO’s To Effectively Sell Your Home During The Covid-19 Pandemic

A friend sent me a meme when the quarantine first began. It said “On the bright side…just think of how many homeowners will think their house is too small at the end of all this.” I chuckled at the one-liner and found myself having the same thoughts about my home! 

It is safe to say that the last couple of weeks have not been “just another day at the office”. Covid-19 has dominated the airwaves and peoples’ minds for the better part of a month now and shelter-in-place laws have become the new normal for most states. If you don’t have or don’t work for one of the “essential” businesses, you have more than likely been cooped up in your home for the last couple of weeks and bursting at the seems to escape the four walls you’ve so intimately come to know.

If I had to guess, you have thought about your home’s features, benefits, and even its “challenges” as they pertain to you and your current situation.

Maybe you have decided to sell your home due to a job relocation, needing a bit more (or less) space, or just because it’s the right time for you to do so.  You may also have some slight hesitations as to how this process would work in this new pandemic-driven environment. 

Here is a list of seven must-do’s for selling your home during this time of sheltering in place and social distancing:

1.) BREATHE EASY

There are still PLENTY of buyers in the market right now. Cannon Cleary agents procured 10 contracts for their seller clients in a week (from 3/29/2020 to 4/6/2020) when most of the country was hitting the pause button. There are buyers in the market and they are looking for a great property. It just might be yours!

2.) BE FLEXIBLE

Flexibility during these isolating times is critical for success in selling your home. How your property gets shown is one area that you will need to exercise flexibility.  There are new challenges right now that in some instances, will keep buyers or even agents from entering your home.

3.) BE PROACTIVE

Do you have more time on your hands than you did before the quarantine? Take care of those projects you have been meaning tackle. Stain your front door, spruce up the landscaping, paint the walls, clean out your garage, de-clutter, give items away to a local charity, etc.

4.) PRETEND TO BE A PICKY BUYER

Take this seriously as a “Must Do”. Think about the process of buying a used car. You almost forget it was ever “used” when you test drove it! The dealership did such a stellar job cleaning and refurbishing the car that you might have forgotten someone else had owned and driven it for years in some cases!

The same principal can and should be applied to your home. Take a step back, walk to the curb and stare at your home as if you have never seen it before, and pretend you are very hard to please!

When I went to sell my home, I spent a relatively large amount of money getting my home as close to perfect as possible. It wasn’t that old of a home, but I wanted to ensure that when a buyer walked in, they had to question whether or not anyone ever lived there! This technique is one of the most important when it comes to potentially maximizing the offer prices you receive.

5.) KEEP IN MIND SEVERAL HOMES MAY BE COMING ON THE MARKET SOON

There is no crystal ball here but I would assume that there could be a lot of sellers putting their home on the market after the “shelter-in-place” command is lifted. First, people will be a lot more active after being in their homes for such a long period. Second, this time of year is a rather active time historically as the rain lets up, the flowers and trees bloom, and the sun comes out for an extended visit. The more homes that end up coming on the market in a short period of time, the more competition you will theoretically have. This scenario would make time “of the essence”.

If you are considering putting your home on the market, it may be a good idea to go ahead and do so now. No one knows how many homes will come on the market as we continue to move forward daily, but one thing is certain, if people are buying then why not put your dazzling “product” on the shelf at “eye level”!

6.) PAY ATTENTION TO INTEREST RATES

Interest Rates are currently near historic lows! This explains why buyers are still out hunting for just the right home and may be why you are considering selling your home.  We may not know where the world stands as far as the pandemic is concerned but we know one thing. Interest rates are LOW!
