When you see this number on the market reports, at first glance it looks as if the “math” doesn’t work. The way our MLS provides stats is it’s taking each listing’s sold/list price percentage and adding all of those percentage up and then dividing by the number of listings, therefore the average sold/list percentage will not work if you were to simply do the math of the average sold price provided divided by the average list price provided.
